At Waterman & Waterman, a highly qualified agent is commissioned for a set fee to act solely on behalf of the buyer. The agent then sources the property according to the client brief, completes all the required steps in the transaction, and closes the deal by negotiating a competitive price or bidding at auction.

Chris Waterman is the principal of Waterman & Waterman. The Home Buyer Service is available to clients who have found their desired property, and would like Waterman & Waterman to proceed with the property purchase on their behalf. The service includes the following:

* Evaluation of all aspects of the chosen property, true market value, current and future growth, and property development potential.
* Negotiation of the asking price with the agent or owner – the goal is to finalise the purchase price below the client budget.
* Assistance with sourcing suitable finance.
* After-service services, such as advice on removalists, insurance companies, property managers for investment properties and tradespeople.
* Assistance with legal work by conducting property titles searches, council searches, and organising conveyancers/solicitors.
* Building and pest inspections.
* Assistance with structural engineers and other appropriate professional consultants.
* Financial advice though tax consultants, financial advisors, and mortgage brokers.
*All external consultants’ fees are at client's expense.

FEE: 1.1% (GST included) of the purchase price. Minimum fee $3000

Home Search & Secure Service

The Home Search & Secure Service is a fully comprehensive service available to clients who would like Waterman & Waterman to find and secure their desired property. The service includes all the options listed in the Home Buyer Service, as well as the following:

A detailed client requirement brief.

* Search of the listed and unlisted properties within the target market, using extensive industry connections.
* Location and inspection of potential properties.
* A report on selected properties, and arranged future property viewings at client convenience.

FEE: 2.2% (GST included) of the purchase price. Minimum fee $4000.

*Investors should note that the cost of using a buyer’s advocate is tax-deductible when purchasing an investment property.

Retainer

A non refundable retainer of $1000 (GST included) is payable on appointment to act, and is offset against the total. The fee is applicable to all services.

Seller Advocacy

Home Buyer Service

Overseas

Our service for remote buyers are similar to those we provide for our local clients. However, we need to know if you wish to buy in Adelaide, will the property be an investment or are you coming to Adelaide to live and enjoy our sensational city and lifestyle.

If you are an Australian citizen living over seas there are no restrictions to buying real estate in Australia. If you are not an Australian citizen the Foreign Investment Review Board (FIRB) has restrictions for visa and non visa holders in regard to property purchases.

Visa Holders

If you are not an Australian citizen you can still purchase property if you hold a temporary residence visa allowing you to remain for a continuous period longer than 12 months. All purchases must be approved by the FIRB before purchase is permitted. Non Visa Holders Your purchase will have to be approved by FIRB and we will happily review your available options. Basically overseas buyers have three purchase options :

1. Vacant residential land - Construction must commence within 12 months of purchasing the land.
2. Brand New Property - Property that has never been sold or occupied.
3. Off the Plan - Property which is under construction or about to be commence construction. These are usually townhouse or apartment developments. No more than 50% of the dwellings can be sold to foreign investors.

The Great Australian Dream is no longer reserved for Australians only. Even the turbulent financial markets haven’t stopped foreigners, migrants and expats from investing in Aussie real estate. World class education and the stability of the Australian economy and property market are among the many factors that have drawn overseas investors to our Great Southern Land.

Education is one of Australia’s largest and greatest exports. World-class education offered by Australian universities and other institutions is being recognized internationally. Students from Asia and the Middle East are flocking to Australian higher education institutions to achieve a degree with the ‘edge’ and that will open doors in their careers.

Some families assist with finding rental accommodation, while others buy a property for their children to live in for the period of their stay. Specific requirements set by the Foreign Investment Review Board place restrictions upon what overseas investors can and can’t buy. In some cases, properties need to be either built or brand new. In these situations the service of a buyer agent is invaluable.

One of the major benefits of using a buyer agent when purchasing overseas property is their firm understanding of the formalities involved with buying real estate. Approvals from the Foreign Investment Review Board, organizing quality pest inspections and negotiating contracts, to obtain the best possible conditions for an overseas investor, are all apart of the comprehensive service. Without this service, the process of buying a home in Australia would be difficult to say the least.

Selecting the right property, in the right location, at the right price is the key to a successful investment. Foreigners, migrants and expats alike may find the intricacies of a local market a little hard to grasp. Plans for new developments, improvements in transport and infrastructure all have significant impacts on property prices. The benefit of a buyer agent is that they are based locally and have an in-depth understanding of an area’s hot spots.
